Under IFRS 16, the lessor’s accounting for a lease will be different based on whether the lease is a finance lease or an operating lease. Thus, the lessor must first classify the lease as a finance lease or an operating lease. If the lease transfers substantially all the risks and rewards of ownership to the lessee, then it is a finance lease.
